Karen Rodriguez, our exclusive listing broker, spoke with the magazine about the latest in amenities, including outdoor living with high rise condos. “Outdoor living is becoming more and more desired and a sign of premier condo living. Atlanta has always been known for its green space and large backyards, so why should high-rises be any different?” she shared.

Explore The Residences with Two New Virtual Tours

Virtual technology is the latest trend in real estate marketing, and at The Residences at Mandarin Oriental, Atlanta, we recognize the importance of integrating tech in our sales efforts. In order to showcase our gorgeous new tower residences to buyers around the world, we use virtual reality tools to create the experience of actually being in the home.

We use Matterport technology to create 3-D virtual tours, which allow a truly immersive walkthrough of a finished condo on a computer, tablet or smartphone. The viewer can move throughout the home as if they were walking, and can zoom out for a dollhouse view of the home.

Virtual technology like Matterport is the future of real estate, especially in the luxury sector where buyers are looking for innovative sales techniques and to be able to view a home from anywhere.

Two Residences Among Atlanta’s Top Home Sales in 2016

The annual Tour of Homes issue of Atlanta Business Chronicle is out now, and we’re thrilled to announce that The Residences at Mandarin Oriental, Atlanta have been featured twice on the list of top home sales in Atlanta. In fact, The Residences is the only condo project to make the list in 2016, cementing it as the hottest building in the city.

Residence 49 – one of the stunning full-floor residences at Mandarin Oriental, Atlanta – was number five on the list, with four bedrooms and four and half baths. The home was listed for $4.05 million and closed in December. Residence 35B, a half-floor condo, also made the list, and the 24-hour staff and ultimate security amenities at The Residences were highlighted in the story.

This success comes after Karen Rodriguez and the sales team closed on $13 million at The Residences in just 30 days, marking a monumental fourth quarter as the building approaches a sellout. Luxe Interior Design Trends for the Winter Season

Cool weather is upon us here in Atlanta, which means we’re trading out our cool summer home décor for warm, inviting winter-inspired interior design. At The Residences, we’re proud to work with some of the region’s best designers to create modern, comfortable homes for any buyer’s taste, from art collectors to jetsetters to families with young children. Check out the top three design trends we’re loving this winter season:

·         Deep Jewel Tones: Winter white is always chic, but deep jewel tones incorporated into any space bring about a feeling of sumptuousness, even reminding us of the holiday season. Try a dark purple statement chair, deep emerald statement wall or bold burgundy velvet pillows to winterize your room.

·         Copper and Rose Gold: Metals are a great texture to add to any space, and provide a lovely contrast from typical winter materials like fur, velvet and suede. Use copper to bring a warm glow into the kitchen with dishware, or add a copper flowerpot or sculpture to a gathering area for a focal point. Bathrooms are also a great place to add copper and rose-colored fixtures to contrast with white tile and tubs.

 ·         Design Detox: The new year is typically a time of restraint, where we give up unhealthy food and nasty habits in hopes of bettering ourselves. In 2017, why not apply this to your home? Much like Coco Chanel’s rule for editing outfits (remove an accessory before leaving the house), homes – especially those with stunning vistas like The Residences – can usually stand to undergo a décor detox, where the beauty of the home itself is highlighted by a lack of clutter and useless décor items. This winter, try removing one piece from each room in your home and see how it feels!
