Exclusive Listing Broker Karen Rodriguez Selected for FACES of Atlanta Feature

Popular women’s publication StyleBlueprint selected Karen Rodriguez, exclusive listing broker for The Residences at Mandarin Oriental, Atlanta, for this month’s FACES of Atlanta feature, which takes an inside look at a day in the life of Buckhead’s Condo Queen. Check out some of the questions and answers below, and read the full piece on StyleBlueprint.

You’re known as the Condo Queen in Atlanta. What is it about selling luxury condominiums versus traditional homes that you love?

I started selling condos in Buckhead in my early 20s to my friends, because at the time, that is what we could afford. I was touting the Buckhead city skyline before there was one, but I realized very quickly that I had found my niche and loved selling the glamorous lifestyle, incredible city night views and the levels of security that one finds in a luxury high-rise. These were all things that appealed to me and fit my personality.

Tell us about the most beautiful place you’ve ever sold.

Wow, there have been many! But I would have to say the newly finished Residences at Mandarin Oriental are very special. I had the privilege of working closely with the owner of the project, John Kubicko, and the architect and designers on the floor plan and finishes. Having buyers respond in the way they have when we took these to market was incredible.

Do you find there are any significant gains or challenges with being a woman in real estate?

I think that real estate is absolutely one of the most rewarding and lucrative careers a woman can have. At the end of the day though, to be successful, you have to be extremely disciplined and self-motivated, just like any entrepreneur, and be willing to do what it takes. No one is going to hand you business. I also love working with developers and being involved with buildings, from predevelopment to selling the building out. GROUP KORA really came to be because for years, I have been the go-to person for many of Atlanta’s developers for my opinion of their future projects, my market advice, etc. I realized it was time to finally begin to charge for all this advice I had been giving away for years for free!

Describe your ideal day or night out in Atlanta.

An aperitivo at Barcelona, followed by dinner at one of the many new restaurants in town, and home before midnight to snuggle on the couch with husband and my two fur babies, Brody and Saban. The night must end with a glass of red wine and possibly a little piece of dark chocolate!

The Residences Offer Luxury Condo Amenities Designed for Entertaining

Following the sale of the first full-floor condo at The Residences at Mandarin Oriental, the build-out process is underway for the second full-floor condo, Residence 52. The stunning penthouse-style home is priced at $4.2 million and includes four bedrooms, four and a half baths, a Carrera marble entry, Waterworks fixtures, and nearly 800 square feet of outdoor terrace space.

This condo is unique because it is expertly designed with entertaining in mind. A formal dining room with seating for up to 12 guests is adorned by a floor-to-ceiling wine wall, and the catering kitchen was conceived by consulting with the food and beverage executive team at the Mandarin Oriental, Atlanta. The two terraces are equipped with a fireplace and a state-of-the-art Wolf gas grill, and guests can enjoy 360-degree views of the Atlanta skyline as they drink and dine.

“We’re designing condos with modern luxury in mind, focusing on high-tech amenities, open floor plans, and clean lines,” said Karen Rodriguez, exclusive listing broker at The Residences. “We continue to pride ourselves on being one of the most sought-after addresses in Buckhead.”

Sales at The Residences at Mandarin Oriental, Atlanta Reach Nearly $40 Million

Due to an aggressive push by the sales team, led by exclusive listing broker Karen Rodriguez of Group KORA, and high demand for luxury condos in Atlanta, 10 residences totaling $22.1 million have sold this year at The Residences at Mandarin Oriental, Atlanta.

“The momentum at The Residences is impressive with our year-to-date sales already surpassing sales for the entire year last year,” said John Kubicko, senior vice president for iStar Inc. “We’re particularly excited about selling the first full-floor residence and building out our second full-floor home, Residence 52. After selling 10 units so far this year, the next phase of finished units should sell rapidly.”

To continue the sales momentum, the build-out process is underway for the second full-floor condo, Residence 52, a stunning penthouse-style home priced at $4.2 million that includes four bedrooms, four and half baths, a Carrera marble entry, Waterworks fixtures, nearly 800 square feet of outdoor terrace space, and 360-degree views of the Atlanta skyline. The first full-floor unit, Residence 51, is under contract for nearly $4 million.
